Land Minor Subdivision

To study the subdivision of a plot into five plots or less, without the development of any roads in coordination with the relevant authorities and according to the construction zoning regulations and land subdivision regulations.

  • Submit the application through the National Portal bahrain.bh by or submitting the application in person at the Minors’ Funds and Affairs Service Center.



Request to buy or sell an investment – Minor’s Affairs

  • Submit the application through the National Portal bahrain.bh (in-person submission is permitted).



Minor Subdivision

  • The sub division proposal must follow with the approved requirements for sub division (the provisions of the executive regulations issued by the resolution)
  • The land must have an approved zoning according to the approved zoning maps
  • Submission through approved engineering offices only

  • A copy of the title deed, property map, and site map of the property in question.
  • The application form.
  • Attach two quotes from real estate offices to determine the property's value.
  • The property address, including the building number, road, and block. For the plan, indicate the block number or the nearest complex.
  • A copy of the final legal inheritance, gift, and power of attorney.
  • A statement of the minors benefiting from the application, along with copies of their recent ID cards and current address.
  • Engineering maps, if purchasing a property.
  • A statement of the reason for the sale, purchase, or subdivision.

  • A quote for the total investment value.
  • Expected investment revenues.
  • Market value of the investment.
  • Standard form.
  • Company financial reports (if a stake in the company is purchased).
  • Type of investment activity.



Minor Subdivision

  • A copy of the title deed.
  • A copy of the owner's smart card (both sides) or a copy of the commercial registration for organizations and companies.
  • A map of the proposed subdivision signed by the land owner. If the land has multiple owners, all owners must sign the map.
  • An electronic copy (soft copy) of the proposed subdivision map (AutoCAD/MicroStation).

If the land is part of an approved plan (Durrat Al Bahrain, Diyar Al Muharraq, Amwaj Island, Bahrain Bay):

  • A copy of “Special Nature Projects Review Committee” approval.
  • A copy of the land-use table.

If the applicant is a company

  • A copy of the Commercial Register of Companies and Companies with the Registry Extracts among those authorized to sign.
  • A copy of the authorization letter.
  • The authorized person’s smart card (authorized to follow up on the application).

If the land is at sea

  • A copy of the reclamation completion certificate from the relevant municipality (for marine land).

If the applicant is authorized to represent the owner

  • A copy of the authorization letter.
  • The authorized person’s smart card.

If the applicants are heirs

  • A copy of the legal obligation.
  • Smart card copies of all legitimate heirs. 
  • An authorization letter signed by the heirs.



Data Transfer Permission Request (Outside Bahrain)

  • A copy of the commercial register (CR).
  • A copy of the legislation in force in the countries to which the data will be transferred.
  • A copy of the data owner's consent (submit a copy of the contract or privacy policy).
  • Fill out the application form and specify the data to be transferred abroad.
  • Proof of payment of the fee required for the application.


Minor Subdivision

  • 10 BD , Admin fees for each plot in the proposed subdivision.
  • 150 BD , Service fees for each plot resulting from the subdivision
  • Please Note , In the cases where the amendment request includes an increase in the number of lands of the approved division project, the owner must pay the fee referred to above twice, on the excess amount in the number of plots.
